This master planned project consisted of entitlement planning and design for a 300+ lot planned unit development (P.U.D.) on 117 acres south of the Ridenbaugh Canal. Previous to development, this site was a working ranch and home to a breeding and training facility for thorough bred race horses that have been sold around the world. The project consisted of a mix of residential and commercial uses. Design consisted generally of grading, roadway, sewer, water, storm drain and irrigation infrastructure. The project had particular challenges with the irrigation design. No less than six (6) dirt irrigation ditches delivered water into the site from the south. This water had to be collected and piped to a pond designed into a future park. Water rights had to be transferred from one irrigation district to another and a new in-take structure designed in the Ridenbaugh Canal to deliver uninterrupted water to the project. A new 1300 GPM state of the art irrigation pump station was designed to supply water both to the project and to adjoining properties. Other design highlights included a two lane ACHD bridge over the Ridenbaugh Canal as well as design for widening of both Eagle Road and Victory Road.
