Coast To Coast Subdivision (Laguna Pointe)

117-acre high-end residential development project along the South Channel of the Boise River. This development provides a unique blend of lake- and riverfront lots ranging from 1/2 - to 2 acres with white sand beaches. A private island includes a gazebo, fire pits, volleyball court, water features, and floating swim platform. A greenbelt pathway was constructed along the Boise River. The entire site was located within the floodplain and contained 4 ponds previously used for gravel extraction. The existing ponds were dewatered and excavated to create a single 43-acre pond. The lots were built-up with fill above the base flood elevation and we designed a spillway to accommodate typical over-bank flooding. A pressure irrigation system was designed with pump station from the pond to irrigate the landscaping. The project required coordination with the Idaho Transportation Department (ITD) District 3 for a right turn-lane into the site. Design and construction plans for excavation of ponds, grading, roadways, drainage, utilities, pressure irrigation pump station, and water rights transfer. A Corps of Engineers 404 Permit and Mitigation Plan were prepared.
